Ranch Mobile Park Clubhouse Mold Remediation 7/6 through 7/10/2026

We have contracted with a restoration company to perform mold remediation in the Clubhouse. Work will be performed in the main clubhouse area, the stage area, the kitchen area and the bathrooms. As part of this project the HVAC system will also be cleaned. When this work is finished the contractor will coordinate a final mold asessment to ensure that the work was completed successfully.

The entire Clubhouse building, including the kitchen and the bathrooms, will be completely inaccessible to everyone from 7/6 through 7/10. Access will not be granted to anyone until the remediation is complete.

After the final mold assessment is returned to us verifying that the work is completed successfully the Clubhouse will again be available to residents.

During the remediation there will be some deconstruction of materials in the Clubhouse to access the areas that need to be cleaned. Once we know how much demolition needs to be done to properly clean the Clubhouse we will then determine the best path forward to rebuilding the parts of the Clubhouse that were deconstructed. At this point we are anticipating that the stage subfloor will need to be removed, some or all of the Clubhouse paneling may need to be removed, and some or all of the drywall in the clubhouse, kitchen and bathrooms will need to be removed up to 3 to 4 feet from the floor. We will be getting bids from restoration companies to complete the reconstruction as soon as we determine what needs to be rebuilt or reinstalled. The extent of reconstruction will not be known until sometime during the week of 7/6.

After the Clubhouse is cleaned and turned back over to us, some activities that use the stage or the kitchen may need to modify how they set up until all reconstruction is completed. We do not know at this time how long it will take to complete the reconstruction.

Our goal is to get the mold remediation completed 100% by 7/10 so that activities can resume and then get the reconstruction completed as quickly as possible after that. Our ultimate final completion date is 11/1/26 to ensure that we are ready to kick off our 2026/2027 Ranch Mobile season with a bang!

Dear Residents,

In accordance with our ongoing efforts to uphold the Ranch Mobile Rules and Regulations, we kindly remind ALL residents with pets that you are required to have a current rabies certificate on file in the office.  Additionally, please notify the office if your pet is still in your care.

In addition, residents residing in the non-pet section with Emotional Support Animals are required to have an ANNUAL letter from their doctor, confirming the necessity of the animal on file in the office.

If you receive a letter from Duke Energy with only an address and no name requesting payment, it is a scam. According to Duke Energy, they will never send correspondence to you without your name on it.

Recent Notification Requiring a Password

You recently received a notificatin about pictures of our new water main valves. This page was intended for Park documentation of the replacement project and you will not be able to open it. The password that you have been using to access the resident only sections of our Park’s website is still current.

We think we found the last 2 old valves today that we have been looking for! Excitement was in the air as Paul dug deep through dirt, sand, ants and termites to finally uncover a long lost cast iron valve well cap!
